A. We offer luxury studio homes that are portable and affordable. Our modular building system permits you to grow the size of your home as your needs, wants and budget permits you to do. Our luxury studios are turn-key, have high-quality finishes and are instantly ready to live in within only days of delivery.
Q. Who are modular homes for?
A. A modular home may suit those who would like to expand their existing home with immediate housing. For example, it can be added for a family member (i.e. an alternative to a granny flat) or for those wishing to downsize to a smaller home.
Our homes may also suit someone who would like to earn an instant ‘Airbnb’ income or who enjoys the freedom to live in a permanent small home that is fully transportable.
These may also suit someone who is looking for housing that is more affordable or someone who wants the ability to have their home expand, as their needs grow.
Q. Where can you site your luxury studio?
A. We suggest all Expandable Living customers seek Council Approval and advice from an engineer when determining a location to site their luxury studio to ensure its suitability.
Q. How do you know if your block is suitable for a modular home?
A. There needs to be a 4m width and height clearance for delivery access. Sewage and water supply will need to be available on site in order for your house to be fully set up.
Q. Are Expandable Living’s modular homes suitable for a sloping block?
A. Our modular homes can be suitable for sloping blocks, however, the site may need to be inspected beforehand to ensure the land’s safety and appropriation.

Q. Who builds our products?
A. We have an experienced and committed team onsite building our luxury studios and other products, including our Expandable Living management and builders.
Qualified and experienced contractors also bring their expertise to our homes, including cabinet makers, painters, tilers, plumbers and electricians; all of whom are local to the Byron Shire.
Q. Where are our materials sourced from?
A. All of our materials are sourced from nearby within the Byron Shire, Tweed Shire and the Northern Rivers, always ensuring that Expandable Living is supporting local businesses.
Q. What is the build quality of Expandable Living’s products?
A. It is important to our company that all customers receive quality products that are not only comfortable, practical and aesthetic, but that are products that will also last. For this reason, we pay close attention to detail and use high quality materials while abiding to Australian building standards.
All houses, decks and pavilions have a foundation of a solid steel frame, constructed by a local Mullumbimby metal fabrication business. Timber frames are also added within the steel frame for extra support.
Our carefully chosen materials and insulation keep customers warm in winter and cool in summer.

Q. How are Expandable Living’s luxury studios transported?
A. Although all of our luxury studios are transportable, they are not on wheels. They are transported using a flat-bed tow-truck.
Q. Does Expandable Living provide delivery services?
A. We work with a number of specialists who can assist in the transportation, delivery and installation of your new home. We look forward to helping you to assess the suitability of our homes for your requirements and guide you through getting your new Expandable Living home safely delivered and installed with the least amount of fuss and effort.
Q. Are Expandable Living modular homes built on skids?
A. Yes. This allows us to slide them on and off trucks for easy transport and onto blocks for easy installation onsite.
Q. How long will it take to build a luxury studio?
A. It is important for us to deliver customers a quality product in a timely manner. It takes approximately 9-12 weeks after the commencement of construction.
Q. May customers inspect the progress of their luxury studio at the build site while it is being built?
A. It is a priority for our team at Expandable Living to present each customer with products that they are happy with, and we understand that you will want to see this progress in person.

Q. What does the installation process of a luxury studio involve?
A. Full set-up for your luxury studio can be achieved by simply connecting it to an on-site power source as well as a water supply and sewerage connection by an electrician and plumber.

Q. Are our luxury studios Council approved?
A. All of our homes and luxury studios are built to council standards and regulations. You may however require approval for your site where the house is to be installed. These include but are not limited to Developmental Approval, Construction Certificates, and other site specific council requirements..
